LETTER OF INTENT PLANNING BOARD REVIEW
1050 & 1052 LAKE RD
SUMMARY The proposed project consists of demolition of an existing two-story single-family residence at 1052 Lake Road, and replacing it with a new one-story accessory building to the existing residence at 1050 Lake Road. After the demolition, the lots will be legally combined into one larger lot. To reduce site disturbance, the new accessory building will be erected over the existing foundation. The existing driveway and garage access at 1052 Lake Rd will be eliminated and replaced with terraced landscaping. The accessory building will be smaller than the existing 2-story non-conforming residence that is over the front and side setback. The building will have a kitchenette and dining area inside, half bathroom, and stair to access the existing basement, as well as a garden tool shed accessed from the exterior. The structure and its covered porch is intended for personal use and spending time with family and friends, enjoying the lakeside, while protected from the elements. The building will not have a full bathroom or bedroom and will not have overnight use. The basement is remaining because it is in good condition and will provide a foundation for the accessory building without disturbing the site near the protected blu . Impermeable surfaces on the property at 1052 Lake Rd will be decreased by 50%, with lawn and landscaping to decrease surface runo . Neighbors are in support of the project as it will result in a better maintained property with professional landscaping for neighbors to enjoy.
