AREA VARIANCES for 1640 LAKE ROAD TAX ID / SBL #: 036.04-1-21 LETTER OF INTENT
Dear Chairman and Members of the Board, Michael Seversky respectfully submits this Zoning Board of Appeals application for two (2) area variances at 1640 Lake Road. The subject property is an 8.329-acre parcel located at 1640 Lake Road within the Town of Webster’s LL-Large Lot Single Family Residential Zoning District. The applicant proposes to subdivide the existing parcel into two (2) single-family residential lots. While both proposed lots would meet the District’s 3.0-acre minimum lot area requirement, neither would satisfy the 250-foot minimum lot width requirement set forth in the Zoning Ordinance. Accordingly, the applicant respectfully requests the following two (2) area variances: 1. An area variance to permit Lot 1 to have a minimum lot width of 162.45 feet, where 250 feet is required; and 2. An area variance to permit Lot 2 to have a minimum lot width of 177.45 feet, where 250 feet is required. The proposed lot configuration is consistent with the layout and dimensions of similarly sized, adjoining parcels along Lake Road, none of which appear to satisfy the 250-foot lot width requirement. No physical improvements, site disturbance, or new construction are proposed as part of this application. A statement of difficulty addressing each of the five area variance criteria set forth in Section 350-102 of the Town of Webster Zoning Ordinance, together with a preliminary subdivision map, is included with this submission for the Board’s review.
