Equalization rate drops continue to be the most significant factor influencing year-over-year tax rate fluctuations across all towns. This year, Penfield experienced a 7% drop in its equalization rate, while all the other towns had decreases ranging from 5% to 8%. I highlight Penfield because they are the town with the morst recent reassessment data and have moved down to a 68% total equalization in just three years. It’s important to note that equalization rates are established by the New York State Office of Real Property Tax Services to ensure that property tax burdens are distributed fairly when municipalities are assessed at different levels of market value. A decrease in a town’s equalization rate generally means that assessments are farther away from full market value, which can shift more of the overall tax levy to that municipality. As we continue to monitor these changes each year, we remain committed to maintaining transparency and helping residents understand the factors behind rate fluctuations.
