Our client, 800 Phillips Road, LLC, with offices at 55 Allied Way, Hilton, New York 14468, intends to develop the remaining 15.56 acres of the Meadows Two subdivision to construct 29 single family homes with associated utilities and roads. The parcel is located off Hackberry Way in the rear of the Meadows Two Subdivision. The parcel was rezoned from R-3 and Industrial to LMR (Low-Medium Residential) in September, 2018. During the rezoning process, the project was reviewed under the State Environmental Quality Review Act (SEQRA). The Webster Town Board was lead agency for the coordinated SEQRA review. The Town determined the project to be a Type 1 action and the Town Planning Board was an involved agency. Other involved agencies include the Monroe County Water Authority, Monroe County Dept. of Health, New York State Dept. of Environmental Conservation and Monroe County Dept. of Transportation. After a review of the Long Form EAF and associated studies, a negative declaration was issued. The plans included here are below all thresholds within the negative declaration. A copy of the previous resolution is included in the application material. We look forward to presenting the project to the Town Planning Board at your next Planning Board meeting for a preliminary/final subdivision review.
