Section 3 Final Site Plan Application
On Behalf of our client Tom Thomas – 800 Phillips Road, LLC, we are submitting materials for presentation to the Planning Board associated with obtaining final site plan approval for Section 3 of the Bella Terra residential subdivision project. Section 3 represents the final section for the residential subdivision and includes sixty-six (66) residential units. We are requesting to be added to the Planning Boards May 5th, 2026 agenda for final site plan approval for Section 3. The Bella Terra residential subdivision obtained preliminary overall approval at the Planning Boards’ December 04, 2018, hearing. A Full Environmental Assessment Form (FEAF) was previously prepared and submitted for the project. A negative declaration under the State Environmental Quality Review Act (SEQRA) was granted on September 6th, 2018. Final site plan approval was granted for Section 1 at the April 16th, 2019, planning board hearing. Final site plan approval was granted for Section 2 at the May 21, 2024, planning board hearing. Stormwater management facilities were previously constructed, and the project has active SPDES permit coverage for construction activities from the NYS-DEC, permit No. NYR11F697. Consistent with the previous sections of the subdivision, the sanitary and storm infrastructure is to be privately owned but has been designed in accordance with Town standards for dedicated facilities.
